Staging Process

The process of staging is unique to every home. The first step is to for me to do a quick home tour so that I can evaluate approximately how much staging will be required. I always take into consideration the architectural style of the home and work with the design style that stays true to the house while giving it a more modern feel that buyers will love. The most common styles I use in staging are Modern, Modern/Transitional, Modern Contemporary, and Modern Farmhouse.

During the initial consolation (1-2 hours), I will take pictures of your home while making notes about improvements needed and design ideas. I will give the home owner a list of the items that I recommend they complete before the staging begins (minor repairs, decluttering, depersonalization, etc.). I will also then choose the style of staging that BEST fits your home. There are many factors that will be considered including but not limited to: seller occupancy, furniture to stay in the home, current architectural style, popular house trends in your market area, etc.

If the sellers will be living in their home during the time the home is on the market (which is what most sellers do), It typically works best if I go through the house and tag items that need to be removed (this may be subject to change based on functional needs of the seller). Less is more when it comes to selling your home.

Once I have my list together, and furniture tagged to be kept in the house for staging, I will leave and then create an itemized list pf things the home owners MAY WANT TO DO to help their home sell quicker. This list might include touch up paint, caulking around shower, replacing old/broken faucet or light fixture (which I am happy to provide economical on-trend options), replacing flooring, etc. After I send the list to the sellers, I will then create an organized plan for me and my staging team.

 

After that, the seller and I will agree on days and times that I can come and stage-typically sellers are ready to move fast so I am unusually available next day or within 72 hours, and if needed we do work weekends! There are many nuances in staging, so in order to bring our best in your home, there is often moving furniture and accessories around the house to see where they fit best for maximum appeal and functionality. Every home is different but keep in mind that Kitchen/Family and Master Suites are the rooms buyers will be focusing on most.

The overall process typically lasts 2-5 days, but depending on your specific needs, although some projects are minor and would only require 1 day.
